My take on Windsor Commons
Windsor Commons is a five-story, 404-home Greystar building from 2024 on Westminster Drive in Windsor Park, a few minutes from Mueller. It sits next to a one-acre park, and Hank's on Berkman is a two-minute walk. Kitchens have islands with pendant lights, built-in wine fridges and under-cabinet lighting, bathrooms get backlit mirrors, and every home has a washer and dryer. There's a pool with a tanning ledge, a yoga and spin studio, and a controlled-access garage with EV charging.
Read the prices carefully here. The official site lists the total monthly price, which already includes about $123 a month in mandatory fees: $65 internet, $30 doorstep trash, $20 amenity, $5 pest and small admin charges. So a one-bedroom listed at $1,736 is roughly $1,611 base plus fees by my math. Parking is $20 a car on top, and usage utilities are extra. There is no special right now, so the listed total is close to what you pay. The $1,310 studio is a 60% MFI home; rent there depends on household income limits, and I can check eligibility.
H-E-B Mueller is about 6 minutes by car, Mueller Lake Park about 5, and UT and downtown are 12 to 14 minutes outside rush hour. When you ask for a quote, get base rent and fees listed separately so you can compare it fairly with buildings that advertise base rent only.
