My take on Bridge at The Blockyard
The MLK Jr. MetroRail station is about a 2-minute walk from this building at 1909 Alexander Ave, in the Chestnut and MLK area of East Austin. It opened in 2024 with roughly 340 homes and is still in lease-up. The site is what sets it apart: a half-acre public park on the property, direct access to the EastLink trail, and two-story live/work townhomes alongside regular flats.
There are two kinds of pricing here. Income-restricted studios at 50% of area median income start at $1,171, and whether you qualify depends on household income limits, which I can check. Market-rate one-bedrooms start at $1,800 and two-bedrooms at $2,925 on the official site. RentCafe lists 6 weeks free that varies by floor plan, but the official site shows no special, so confirm it. If it applies, a $1,800 one-bedroom on a 12-month lease nets about $1,592 a month. Monthly fees and parking costs are not published, so the true total is still unknown.
Downtown and UT are about 8 minutes by car or about 10 minutes on the Red Line, and the airport is about 15. That train stop is the main reason to pick this building. Pricing here is term-based and swings a lot from one lease length to the next. Tip: ask for quotes on two or three lease terms for the same unit and compare them side by side.
- Worth a look if
- you want to step out to the MLK MetroRail station and EastLink trail, or want a live/work townhome close to downtown
- Look elsewhere if
- you want an all-in price you can confirm up front, or you have a restricted breed
- The catch
- Market-rate one- and two-bedrooms are priced like central Austin, and many listings use term-based pricing that swings widely. Admin, deposit and monthly add-on fees are not published.
