My take on Atlas Eastside
Northeast of Mueller, off US-183 and MLK Blvd, this 2024 community from The Dinerstein Companies has about 304 homes. The draw is a lot of extras for the price: a pool with a hot tub, a two-story gym, a pickleball court, a biergarten with an outdoor kitchen and a dog park with agility gear. Homes come with 9-foot ceilings, quartz or granite counters, garden tubs and an in-unit washer and dryer. Surface parking is free.
ApartmentList shows 12-month starting prices of $1,217 for a studio, $1,568 for a one-bedroom and $2,159 for a two-bedroom, but it labels them total prices, so they may already include fees. A third-party review listed lower base rents, so pricing needs confirming. With the 4 weeks free ApartmentList shows, the $1,568 one-bedroom nets about $1,447 a month on a 12-month lease. If the $54.50 community fee comes on top, call it about $1,502. Some listings mention up to 2 months free on select homes, so ask.
Downtown, UT and the airport are each about 14 minutes by car, and Mueller's shops and lake park are about 8. You will drive for nearly everything, and transit is not a real option. Reviews mention thin walls and a gate that often fails, and the fee and pet details come from a third-party source, so verify them. Tip: if noise matters, ask for a top-floor home and visit in the evening.
