What to know first
Downtown Austin is high-rise living: Rainey Street, the Seaholm and Second Street districts, the Warehouse District and the blocks around Waterloo Park and Red River. You can walk to offices, Lady Bird Lake's trail, the music venues and a lot of restaurants, and skip the car for most of the week.
It is the most expensive part of the city per square foot, and parking is usually extra. The upside is that a surprising number of downtown towers are running big specials right now, which can close the gap with the suburbs more than people expect.
Every tower below has a video tour and base rents checked on the date shown.

Questions
Is parking included in downtown Austin apartments?
Usually not. Expect a monthly fee per car in the building's garage, often $75 to $200. I list it for each tower when the building publishes it.
Which Downtown Austin buildings have the biggest specials right now?
Paseo (10 weeks free), 700 River (10 weeks free), 415 Colorado (8 weeks free). Specials usually apply to select homes and lease terms, so I confirm the unit before you apply.
What is the cheapest new one-bedroom in Downtown Austin?
On the date checked, Paseo: one-bedrooms from $3,024 base rent, about $2,442 a month after its 10-week special, plus about $256 a month in required fees.
Do any of these have income-restricted apartments?
Yes: Paseo, 700 River. Rent at those homes depends on household size and income limits; send me yours and I'll tell you where you qualify.
