My take on The Emma Browning
This one is on Manor Road between Cherrywood and Mueller, a smaller building of about 146 homes managed by RPM Living. The video spends most of its time in the shared spaces: a clubroom with cognac leather sofas, a live-edge wood console and black-and-white photo walls, a dark green business lounge with floor-to-ceiling windows, and a long lounge under starburst pendants. Units come in two finish schemes with Silestone quartz, tiled walk-in showers, slate appliances and in-unit laundry, and there is a 1,198 sq ft live/work plan.
One-bedrooms start at $1,994 base, and the one listed two-bedroom is $2,624. The catch is the fee stack. Zillow's totals run about $221 a month above base, so that $1,994 one-bedroom is really about $2,215 before utilities. There is no weeks-free special right now, only a promo code that waives the $50 application fee. Older listings mentioned 8 weeks free, but nothing current shows it. Studios exist on paper at 543 to 563 sq ft, but none are available.
The location is good. UT is about 8 minutes by car, downtown about 11, H-E-B Mueller about 5, and Manor Road coffee and restaurants about 3. Parking type and cost are not confirmed, so ask. There is no working official website, so details come from listings. Tip: with only about 11 homes open, ask for the itemized monthly fees before you apply, because $221 is a big number to leave unexplained.
