My take on The Waylon

The Waylon is the newest building on the Burnet Road stretch between Crestview and Brentwood, and it is still in lease-up, which is why the special is as big as it is. You get the things new construction does well here: ceilings over ten feet, quartz, full-size washer and dryer in every home, and a courtyard with saunas and cold plunges that most Austin buildings at this price don't have.

The number to watch is the fee stack. On top of base rent there is a fixed $207 a month for internet, amenities, doorstep trash, required garage parking and a handful of admin charges. Ten weeks free more than covers that on a 12 or 13-month lease, but it means the real comparison with an older building on Burnet is the all-in figure, not the base rent on the floor-plan page.

Location is the strong suit. Ramen Tatsu-ya, TacoDeli and the rest of Burnet Road are a few minutes away, the Rapid 803 bus stops outside, and the Domain is about ten minutes north. If you want new, quiet-feeling and central-north, it belongs on a tour list. Ask me to confirm which floor plans the special covers before you fall for one, because lease-up pricing changes week to week.

Worth a look if: you want brand-new construction with a sauna/cold-plunge courtyard on the Burnet Road dining corridor, and can lock in a lease-up special
Look elsewhere if: you want an all-in rent near the advertised base rate, or prefer an established property with a track record of reviews
The catch: About $207/mo in mandatory fees (internet, amenity, trash, required garage parking, etc.) sit on top of base rent, and as a brand-new lease-up there is little resident review history yet.
