My take on The Brentwood
Grover Avenue runs between Burnet Road and North Lamar in Brentwood, a mostly residential pocket, and this 2025 Avenue5 building has 274 homes over four stories. The tour shows a double-height clubroom with a wood-slat ceiling and brass chandeliers, a long lap pool under a covered wood soffit, and a gym with a Smith rack. There are two pools, four courtyards, an executive lounge with private offices, and two-story one-bedroom townhomes with a half bath.
Base rents on the official site start at $1,544 for a studio, $1,609 for a one-bedroom, $2,429 for a two-bedroom and $2,549 for the townhome. Up to 9 weeks free takes a $1,609 one-bedroom to about $1,331 a month on a 12-month lease. The catch is the fees. The property uses one total price covering rent, utilities and amenities, and ApartmentList's totals run $627 above base on every plan. That gap is not itemized and may include utility estimates, but if it holds, the one-bedroom is about $1,958 all in after the special.
Burnet Road's restaurants are about 4 minutes by car, Central Market North Lamar about 6, UT about 10 and the Domain about 12. Brentwood Park is about an 8-minute walk, and so is the Rapid 801 on Lamar. There is a garage, and assigned spaces are reportedly $75 a month. Tip: ask the office for a written fee breakdown on the exact unit, because that $627 gap is the whole story here.
