My take on Sonora

Out on West US-290 past Oak Hill, on the road toward Dripping Springs, Greystar opened Sonora around the end of 2025 as three products in one community. The Residences are apartments, from 608 square foot studios to two-bedrooms. The Row is townhomes, and The Villas are detached houses up to a 2,115 square foot four-bedroom. Select townhomes and houses come with attached garages and private yards. Ceilings run 10 to 12 feet. A 7-mile trail system wraps the property, with 4.5 acres of parkland, two pools and a TechnoGym fitness center.

Base rents start at $1,230 for a studio and $1,385 for a one-bedroom. Apartment two-bedrooms start at $1,935 or $2,020. Townhomes and houses run $2,765 to $3,661. The special is up to 10 weeks free on certain plans. On a 12-month lease, a $1,385 one-bedroom nets about $1,119 a month. Every plan adds $142.75 in required fees for internet, doorstep trash and package service, which brings it to about $1,262 before utilities. Homes with yards add an estimated $50 a month for yard maintenance.

H-E-B and Oak Hill restaurants at William Cannon are about 8 minutes away, and Dripping Springs is about 15. Downtown is about 22 minutes and the Domain about 35, and 290 traffic adds to that. Carports for the apartments are $45 a month. Tip: ask which of the three products the 10 weeks applies to, since it is certain plans only.

Worth a look if: you want a brand-new rental neighborhood with a choice of apartments, townhomes or detached homes with garages and yards, trail access, and a quick run out to Dripping Springs and the Hill Country
Look elsewhere if: you need a short commute to central or north Austin, or want walkable shops and restaurants outside your door
The catch: It sits on the far west edge of Austin on US-290, so downtown is a 20+ minute drive and 290 traffic can add more; about $143/mo in fixed fees plus usage-based utilities sit on top of base rent.
