My take on Carrington at Oak Hill
Vega Avenue sits just off US-290 in Oak Hill, about 5 minutes from H-E-B and 10 from the Barton Creek Greenbelt. This 2025 NRP Group community has about 334 homes, and parts of the site still use an older name, Alameda at Oak Hill. It has indoor and outdoor gyms, co-working rooms, a clubhouse coffee bar, a pet spa and rentable private garages. Homes get plank floors, a washer and dryer, keyless entry and white counters with gloss tile, and there is a 2-bed plus den at 1,385 sq ft.
Most of what is listed is income-restricted through Essential Worker Living, set at 60% and 80% of area median income, with studios from $1,231 and one-bedrooms from $1,426. Those depend on household income limits, which I can check. Market-rate options were thin, with a studio at $1,241 to $1,276, a one-bedroom at $1,751 and the 2-bed plus den at $2,603, all on 16-month pricing. Up to 6 weeks free requires moving in by October 31. On a 16-month lease, the $1,751 one-bedroom nets about $1,599, plus $122.68 in required monthly fees that are not itemized online.
Downtown is about 17 minutes via US-290 or Southwest Parkway, UT about 20 and Barton Creek Square about 10. The Domain is about 28, so this suits a south or west commute. Tip: the special needs an October 31 move-in, so have documents ready and pick a home that is ready now.
