Most new South Austin buildings are on Congress or Lamar. This one is on South First at Sweetbriar, about 12 minutes from downtown, and it started leasing in 2025 with 258 homes. The tour shows a white-sided four-story courtyard with artificial turf, raised planters and Adirondack chairs, and a clubroom with a navy accent wall. The home in the video has granite counters, white cabinets, a glass-top electric range, plank floors and a wall of four windows in the living room. The bath has a tub with dark brown tile. There is also a hot tub and a sky deck.

The official site would not load, so these rents come from third-party listings. Studios are about $1,245 and one-bedrooms run $1,350 to $1,765, and no market two-bedroom was priced. Up to 10 weeks free on 12 months takes the $1,350 one-bedroom to about $1,090. Required fees are about $106 a month for internet, doorstep trash and pest, so call it $1,196 plus water and electric. A large share of homes is income-restricted at 50%, 60% and 80% of median income. Those rents depend on household income limits, and I can check eligibility.

South First tacos and food trucks are a 2-minute drive, St. Elmo's breweries about 7 and Ben White about 5. Market units are small, with one-bedrooms from 568 square feet. Tip: ask to see the 755-square-foot plan next to the 568, because the price gap is about $415.
