My take on Lookout

Out on US-290 West at Ledgestone, near Belterra and the edge of Dripping Springs, Lookout is a 2024 building with 241 homes and a lot of Hill Country styling. The tour shows limestone walls under heavy timber eaves, a pool deck, coworking rooms lined in slatted wood, a tall clubroom with a marble island, and a blue library lounge with arched shelving. Homes have plank floors and French doors to the balcony. The skydeck looks out over the hills, and there are two-story 1,547 sq ft townhomes too.

One-bedrooms start at $1,249, two-bedrooms at $1,819, the townhome at $2,569 and the three-bedroom at $2,604. The video mentions 6 weeks free, but the official site now says up to 10 weeks. On a 12-month lease, a $1,249 one-bedroom nets about $1,009 a month. Required fixed fees are $55.50 a month for trash, amenities and pest control, so the all-in is about $1,064 before electric, gas and water. That is a low starting figure for new construction out here.

The tradeoff is the drive. Downtown is about 30 minutes outside rush hour, longer through the Y at Oak Hill, and nearly every errand needs a car. The Switch BBQ and Belterra Village are about 5 minutes away, H-E-B about 10 and Hamilton Pool about 25. The gated garage is $75 a month extra. Tip: drive the commute at the hour you would actually make it before you apply.

Worth a look if: you want brand-new construction with Hill Country views, a skydeck and dark-sky quiet, in the Dripping Springs ISD area, and can use a large lease-up special
Look elsewhere if: you commute daily into central Austin or the Domain, or want walkable restaurants and transit
The catch: It sits out on US-290 West near Dripping Springs, so downtown is roughly a 30-minute drive (longer at rush hour through the Y at Oak Hill) and nearly every errand needs a car (Walk Score about 40). Required fees add $55.50/mo before utilities, and garage parking is another $75.
