My take on Saison North

On the old NXNW Brewery site off North Capital of Texas Highway, near MoPac and the Arboretum, Saison North opened in June 2024 with 116 homes in an elevator building. The tour shows a stone-and-siding courtyard with mature oaks, turf, grills and Adirondack chairs. A clubroom with tree wallpaper rounds it out. Homes have dark plank floors, granite counters and wide triple windows, and some parking is tucked under the building.

This is a housing tax credit property. Most homes are set aside for households at or below 30%, 50% and 60% of area median income, with 34 market-rate units. On ApartmentList, one-bedrooms run $999 to $1,422, two-bedrooms $1,297 to $1,581 and three-bedrooms $891 to $2,200. Your rent depends on which income tier you fall in, and you must be under the limits as well as earn 3x the rent. There is no special, so the base rent is the price. Water is included and no other monthly fees are listed.

The Arboretum is about 4 minutes away, the Domain about 8 and downtown about 20 by car, and MoPac and Loop 360 are 2 minutes from the property. Laundry is connections only, so budget for a washer and dryer. There is no official website, so I confirm availability and income tiers directly with the office. Tip: have recent pay stubs and last year's tax return ready, because income verification is the slow part of applying here.

Worth a look if: you qualify for tax-credit pricing and want a new elevator building with 3-bedroom options near the Arboretum and MoPac
Look elsewhere if: your income is above the program limits and no market-rate unit is open, or you want in-unit laundry included
The catch: Most homes are income-restricted, so you must fall under the income limits as well as meet the 3x-rent minimum. Units have washer/dryer connections only, and there is no official website, so information is thin.
