My take on Alloy

Alloy is a 2024 mid-rise on Research Boulevard by Great Hills Market, about a five-minute walk from the Arboretum. Homes have 10-foot ceilings, stone counters, 42-inch cabinets, in-home laundry and mudroom-style entries, and there are live/work layouts up to about 1,600 sq ft. The amenities lean practical: coworking, a micro market with a coffee bar, package lockers and a garage with three elevators, plus a pool with cabanas and a fire lounge.

There is no special right now, so the price is the price. Studios start at $1,335 and market-rate one-bedrooms at $1,569, and every lease adds about $139 a month in mandatory fees. That makes the real starting cost about $1,474 for a studio and $1,708 for a one-bedroom, before electricity and garage parking, which they don't price online. Some studios and one-bedrooms are income-restricted, starting around $1,349 and $1,487. Those rents depend on household income limits, and I can check eligibility.

Location is the point. The Arboretum and Great Hills shops are walkable, the Domain is about 8 minutes by car, and US-183 and MoPac are 3 minutes away, so downtown is about 20 outside rush hour. The flip side is that Research Boulevard is a busy highway frontage. On a tour, ask to see a home facing away from 183 and get the parking price in writing.

Worth a look if
you want to walk to Arboretum shops and restaurants, want a live/work layout, or need an income-restricted studio or 1-bedroom in a new building
Look elsewhere if
you want a quiet street or the lowest all-in monthly cost
The catch
At about $139/mo, the required fees are among the highest in this group, and it sits right on busy Research Blvd/US-183.

Alloy questions

Does Alloy have income-restricted apartments?

Yes. Some studios and one-bedrooms are set aside under City of Austin affordable housing guidelines, listed from about $1,349 for a studio and $1,487 for a one-bedroom. Eligibility depends on household income, and the site doesn't state the MFI level, so I confirm it with the property before you apply.

What are the live/work homes at Alloy?

They are larger layouts, up to about 1,600 sq ft, set up as live/work homes. The LW3 plan is 1,260 sq ft and was listed at $2,739 base on October 24, 2026. If you plan to run a business from one, ask the property what the lease allows.

How much is rent at Alloy?

Base rents on Oct 24, 2026: studios from $1,335, 1 beds from $1,499, 2 beds from $2,180. Prices move with the unit, floor and lease length, so I check the live number before you apply.

Does Alloy have a move-in special right now?

I didn't find one advertised on Oct 24, 2026. Properties without a posted special will sometimes match one; ask me and I'll find out before you tour.

Yes: up to 2 pets. Confirm the current policy and fees for your pet when we book the tour.
