My take on Luca
Off Metric Boulevard between the Domain and Q2 Stadium, Luca is a 390-home Fairfield building with two finish schemes, Bourbon and Caviar. The video shows a courtyard with a pergola over an outdoor kitchen and grills, curtained cabanas by the pool, two-story lounges with tall windows, and a two-story gym with its own spin studio. There's also a green screen room, coworking with private workspaces and a fenced dog park along the edge of the property.
Base rents on ApartmentList start at $1,276 for a studio, $1,414 for a one-bedroom and $1,868 for a two, mostly on 16-month leases. The special is up to 10 weeks free on select homes. If it applies, a $1,414 one-bedroom over 16 months nets out to about $1,210 a month, and a $1,868 two-bedroom to about $1,599. Fixed monthly fees are low at $51.45 for trash and pest, plus usage utilities and required renters insurance. Upfront costs add up: $81 to apply, $200 admin and a $150 access card.
You're about 7 minutes from the Domain, 5 from Q2 and 20 from downtown outside rush hour. Metric isn't very walkable, so plan on a car for errands. Parking is in a controlled-access garage, with reserved spots at $25 to $75. Before you apply, ask which homes carry the full 10 weeks, since it's limited to select units.
