My take on Progress at Tech Ridge
Near Dessau Road and Parmer Lane, about a mile off I-35, Progress at Tech Ridge is a 2024 community of 460 homes across five 4-story buildings with elevators and controlled access. It is only one- and two-bedrooms, and both are roomy for new construction: one-bedrooms start at 787 square feet and two-bedrooms at 1,125. Every home lists granite counters with an island, in-unit laundry, smart locks and 1 gig Spectrum internet. The pool deck is marketed as the largest in North Austin, and there are 10 EV chargers and a covered garage.
Base rents start at $1,267 for a one-bedroom and $1,680 for a two-bedroom. The special is up to 12 weeks free on all floor plans, which brings that one-bedroom to about $975 a month and the two-bedroom to about $1,292 on a 12-month lease. That is a big gap from the sticker price. The site says utilities, package, trash and amenity fees may apply, but the total is not published, and garage parking cost is not listed either, so ask for the all-in figure before comparing.
Samsung's Austin fab is about 5 minutes away, the Tech Ridge H-E-B, Walmart and Target about 6, and the Domain about 15. It is car-dependent. The pet policy has no weight or breed limits. Tip: ask about the additional move-in incentives the site mentions on top of the 12 weeks.
- Worth a look if
- you want a newer 1- or 2-bedroom with a big pool deck and no pet weight or breed limits, close to Samsung and the Tech Ridge shops, at some of the lower base rents for 2024 construction in the area
- Look elsewhere if
- you need a studio or 3-bedroom, want walkable dining, or want fees disclosed up front
- The catch
- Monthly required fees (internet and valet trash are bundled in) and parking costs are not published, so the true all-in rent is unclear until you ask. Location is car-dependent, about a mile off I-35 near Dessau/Parmer.
