My take on Ascend at Pioneer Hill
Pioneer Hill is a newer pocket off Dessau Road and Parmer Lane, and Ascend is a 2024 garden community there with 324 homes run by Greystar. The draw is the extras you rarely get at this rent: fenced backyards and mud rooms in select homes, granite with a tile backsplash, soaking tubs, and a hammock grove and putting green next to the pool cabanas. It is walk-up construction, so plan on stairs if you land a third-floor home.
Starting rents are $1,295 for a one-bedroom, $1,599 for a two-bedroom and $2,105 for the 1,350-square-foot three-bedroom. The special is up to 8 weeks free with a minimum lease term. On 12 months that takes the $1,295 one-bedroom to about $1,096. Add $66 a month in fixed fees for trash, amenities, pest and billing, plus electric, which the property estimates at about $71. Realistically that one-bedroom runs near $1,233 a month all in. A detached garage is about $180 a month on a third-party listing, with up to 2 months free on select garages.
The Shops at Tech Ridge are about 7 minutes, Samsung about 8 and EastVillage about 8. The Domain is about 12 minutes and downtown about 18 with I-35 and SH-45 close by. You will drive for everything. Tip: ask for the minimum lease term the 8 weeks requires before you compare quotes.
