My take on The Jasper
Big layouts are the reason to look here. This 2025 garden community on East Yager Lane, out by SH-130 in the Manor area, runs from 870 square foot one-bedrooms to a 1,919 square foot four-bedroom with three baths. Homes have wood-style floors throughout, kitchen islands, full-size washers and dryers and an ice-maker fridge. On site there is a pool, a theater lounge, a playground, a gas fire pit and a bark park with a pet wash. A share of homes is set aside for households at or below 80% of area median income, so those rents depend on income limits I can check.
Rents come from ApartmentList, not the official site, so they need confirming: $1,374 for a one-bedroom, $1,649 for a two, $1,899 for a three and $2,704 for a four. Up to 8 weeks free on a 12-month lease takes a $1,899 three-bedroom to about $1,607. Add $115 a month for tech, valet trash, recycling and the community fee, and you are near $1,722 plus utilities. The application is $200, which is high.
SH-130 and US-290 are about 5 minutes away, H-E-B about 10, Samsung on Parmer about 12 and the Domain about 18. Everything needs a car. Online reviews are thin, just two, and both raise management response and security. Tip: ask the office what has changed on security and how maintenance requests are handled.
- Worth a look if
- you want a newer 3- or 4-bedroom with full-size laundry for under ~$2,000 (3BR) with quick SH-130/US-290 access, and can use a lease-up special
- Look elsewhere if
- you want walkable shops and dining, a short commute to central Austin, or amenities like a rooftop or coworking suite
- The catch
- A fairly remote spot off SH-130 in the Manor ETJ means driving for nearly everything, and $115/mo in fixed fees plus usage-based utilities sit on top of base rent; review history is thin and early reviews mention security concerns.
