My take on Presidium Tech Ridge
Tech Ridge Boulevard, just east of I-35 and Parmer, is where Presidium put 358 homes in a 4-story elevator building finished in 2024 and 2025. It is still leasing up. The amenity list goes past the usual pool and gym: a golf simulator, a cinema lounge, a zero-edge pool, a yoga studio and about 9 acres of parkland with creekside trails. Inside, the floor plans show quartz counters, built-in desks, walk-in closets with built-ins, a full-size washer and dryer and a central boiler for hot water. One one-bedroom plan, the A3.3, comes with an attached garage.
The official site posts plans but no prices, so these rents come from RentCafe. Studios run $1,099 to $1,319, one-bedrooms $1,414 to $1,960 and two-bedrooms $1,899 to $2,557. With up to 10 weeks free, a $1,099 studio on a 12-month lease nets about $888 a month, and a $1,414 one-bedroom about $1,142. Monthly required fees and deposits are not published, so the real total is still unknown. Lease within 24 hours of touring and they waive the admin fee.
H-E-B Plus is 2 minutes away, Walnut Creek park about 4 and the Domain about 12. Downtown is about 20 minutes off-peak. Walking to dinner is not realistic here. Tip: if you like it on the tour, have your documents ready that day to get the admin fee waived.
- Worth a look if
- you want a newer building with entertainment amenities (golf simulator, cinema) and creekside parkland at the low end of 2024-construction rents, a short drive from H-E-B and I-35
- Look elsewhere if
- you need 3 bedrooms, want to walk to dining, or want posted all-in pricing
- The catch
- The official site does not post prices or a fee breakdown, so the all-in monthly cost has to be requested. Walk Score is about 36, and the property sits right off busy I-35/Tech Ridge Blvd.
