My take on The Janis
EastVillage is the mixed-use development on East Parmer Lane near Tech Ridge, and The Janis is the 2024 apartment piece of it, run by Greystar. The useful part is what sits next door: EastVillage Market, First Watch and Aburi TORA are about a 3-minute walk, and the development has up to 5 miles of trails. Homes come in two interior packages with quartz, a washer and dryer, and 16-foot ceilings in select homes. The pool has a Baja shelf and plunge pool, and there are pickleball courts and two indoor dog spas. It is one- and two-bedrooms only.
Base rents on 12-month terms start at $1,449 for a 731-square-foot one-bedroom and run $1,720 to $2,235 for two-bedrooms. A third-party site lists up to 12 weeks free, half prorated and half up front, but the official site shows no special, so I confirm it first. If it applies, the $1,449 one-bedroom nets about $1,115. Fixed fees add $73.57 for trash, package service, boiler and pest, so about $1,189 before utilities. The property estimates electric at about $78 and water at about $18.
Whole Foods on Parmer is about 5 minutes, Samsung about 7, the Domain about 15 and downtown about 20. Outside EastVillage it is car country, with a Walk Score of 8. Tip: ask whether the up-front weeks come off your first month, since that changes move-in cash.

- you want new construction inside the EastVillage development with restaurants and trails nearby and can take advantage of a large lease-up concession
- Look elsewhere if
- you need three bedrooms, want transit access, or prefer a shorter drive to central Austin
- The catch
- About $74/mo in fixed fees plus metered utilities sit on top of base rent, it only offers 1- and 2-bedroom homes, and the location on far East Parmer is car-dependent (Walk Score 8) aside from the EastVillage shops next door.
