My take on Evergreen at Whisper Valley
Whisper Valley is the master-planned area on East Braker Lane just past SH-130, and Evergreen is a 2025 garden community there with 348 homes. Its clubhouse is net-zero energy with solar panels, and the property carries two green-building certifications. The amenity list goes beyond the usual pool and gym, with a golf simulator, a demonstration kitchen and an outdoor yoga lawn. The Gilleland Creek trails are about a 5-minute walk. Homes have granite, under-cabinet lighting, a washer and dryer and smart locks.
The official site lists studios from $1,169, one-bedrooms from $1,352, two-bedrooms from $1,730 and three-bedrooms from $2,269. The leasing portal shows higher numbers, so I confirm the price for the exact unit. The special is one month free on 12 to 18-month leases. On 12 months that takes the $1,169 studio to about $1,072 and the $1,352 one-bedroom to about $1,239. Required fees are a modest $56 a month for valet trash, amenities and pest, plus utilities. A limited number of Attainable Housing Program homes have lower rents for households under income limits. I can check if you qualify.
SH-130 is about 4 minutes, Lake Walter E. Long about 12, Manor shops about 10 and Tesla about 20. Downtown and the Domain are each about 25 minutes. The area is still building out, so expect construction around you. Tip: drive in at your commute hour once before you apply.

- you want brand-new, energy-efficient construction with a golf simulator and trail access, low $56 mandatory fees, and quick SH-130 access
- Look elsewhere if
- you want a central Austin location, walkable restaurants, or a short commute to downtown or the Domain
- The catch
- It sits far out on the eastern edge of the metro (Manor ZIP, about 15 miles from downtown), so nearly every errand and commute means driving, and the surrounding master plan is still building out.
