My take on Citizen House East Lake
Out on the US 290 East side, near Decker Lake and Walter E. Long Park, Citizen House East Lake is a 2025 Greystar community of about 360 homes, still leasing up. The dog park is the standout, marketed at about 2 acres and off-leash, with sand volleyball, pickleball, a grab-and-go market and coworking rooms nearby. The floor plans show quartz in kitchens and baths, 9-foot ceilings, walk-in closets and a full-size washer and dryer in every home, with fenced yards in select units.
Market base rents start at $1,220 for a one-bedroom and $1,778 for a two-bedroom, and they are quoted on 15-month terms. With up to 10 weeks free, that one-bedroom nets about $1,032 a month over 15 months. Then add $106.38 a month in fixed fees for cable and internet, doorstep trash, amenities, pest control and admin charges. Greystar estimates about $116 more for usage-based water, sewer and trash, plus renters insurance and electric. There are also homes at 60% and 80% of median family income, with one-bedrooms from $1,033. Whether you qualify depends on household income limits, and I can check.
Tesla's Gigafactory is about 15 minutes away, the airport about 18 and downtown about 22. Groceries mean a 12-minute drive to the Manor H-E-B. Tip: ask for 12-month pricing too, since the 15-month quote may not be the cheapest.
- Worth a look if
- you want new construction with a huge dog park, sand volleyball and pickleball at a lower base rent, and your commute heads east toward Tesla, Manor or the airport
- Look elsewhere if
- you want to walk to restaurants and shops or need a short drive to central Austin or the Domain
- The catch
- It is a long way out: about 20+ minutes to downtown with very little walkable retail nearby. About $106/mo in fixed fees sit on top of base rent, before usage-based water, trash and electric (Greystar estimates roughly $165/mo more).
