My take on The Prado

Five minutes from Tesla Giga Texas and about 10 from the airport, The Prado sits off Dionda Lane in Del Valle near SH-71 and SH-130. It is a 2024 Greystar community of about 396 homes, still in lease-up. Amenities include a pool, a pickleball court, an outdoor kitchen with a pizza oven and a bark park. The floor plans list oak-style plank floors, white quartz, kitchen islands and a full-size washer and dryer, with mudrooms and private backyards in select homes. Its Google rating is reported at 4.7 from about 80 reviews, from an aggregator I have not verified.

Base rents start at $1,200 for a studio, $1,360 for a one-bedroom, $1,830 for a two-bedroom and $2,315 for a three-bedroom, quoted on an 18-month term. ApartmentList shows 10 weeks free if you apply the day you tour on a 13 to 18 month lease, but the official site shows no special, so it needs confirming. If it holds, the $1,200 studio nets about $1,046 a month over 18 months. Then add $114.28 a month in fixed fees for internet, trash, package service and pest control, plus usage-based utilities and renters insurance.

Circuit of the Americas is about 10 minutes away, downtown about 20 and Southpark Meadows about 20. Little is walkable. Tip: ask about the employer partner credit of up to $1,500 if you work nearby.

Worth a look if: you want new construction with a pickleball court, pool and private backyards in select homes within a few minutes of Tesla Giga Texas and the airport, at rents below central Austin
Look elsewhere if: you need walkable shops and dining or a short drive to North Austin and the Domain
The catch: About $114/mo in required fees (internet, trash, package, pest) plus usage-based utilities sit on top of base rent, and the Del Valle location along SH-71/SH-130 means a car-dependent commute with little walkable retail nearby.
