My take on Citizen House Decker
Greystar opened this 360-home community on Decker Lane, just off US 290 near SH 130, in 2025. Homes run from one to three bedrooms with quartz counters, a pantry and prep island, 9-foot ceilings, plank floors and a washer and dryer. Outside there is a pool with cabanas, a pickleball court, a bark park and a playground, and inside a coworking space with a coffee bar. Part of the property is income-restricted at 60% and 80% of area median income.
Market one-bedrooms start at $1,393 and two-bedrooms at $1,899, quoted on 15-month leases. The special is up to 10 weeks free plus a $1,000 gift card on select homes. On a 15-month lease, the $1,393 one-bedroom nets about $1,179 a month before the gift card. Add $112.50 in fixed fees for internet, trash, amenities and pest control, plus water estimated at $46 and renters insurance around $19, for about $1,356 all in. Restricted one-bedrooms start at $1,172, and those depend on household income limits, which I can check.
Walter E. Long Park is about 8 minutes away, Mueller about 15, and downtown, UT and the airport about 18 each. There is little within walking distance, so plan on driving. Covered parking is $75 a month. An older 2021 Decker Lane building once used this name, so check that reviews are for this one. Tip: ask for the three-bedroom price directly, because it is not posted online.

- you want a new-construction 1-3 bedroom with a pool, pickleball and a bark park on the east side, with quick access to US 290 and SH 130, and want to use a 10-week special
- Look elsewhere if
- you want walkable shops and dining, or a short drive into central Austin
- The catch
- Decker Lane is a car-dependent stretch with little within walking distance. About $112.50/mo in fixed fees plus water and insurance sit on top of base rent, and covered parking costs $75/mo more.
