My take on Elina
Easton Park is the master-planned neighborhood off McKinney Falls Parkway, and Elina is a 349-home Hines community there, finished in 2024. The details inside are better than the price suggests. Ovens have a built-in air fryer, cabinets get under-cabinet lighting and matte black hardware, and closets have wood shelving. Select homes add a dry bar with a wine cooler. The building has solar panels, a heated pool and package lockers with cold storage for grocery deliveries. The Easton Park hike-and-bike trail is about a 2-minute walk.
Market-rate base rents start at $1,350 for a studio, $1,470 for a one-bedroom, $1,795 for a two-bedroom and $2,016 for a three-bedroom. Those are quoted on 18-month leases. The special is 10 weeks free plus a $2,500 look-and-lease on select plans. On 18 months, a $1,470 one-bedroom nets about $1,282. Add $148.95 in required fees for internet, valet trash and the rest, and it is about $1,431 before utilities. Separate income-restricted homes run through a City of Austin program, and eligibility depends on household income limits, which I can check.
Downtown is about 20 minutes, the airport about 15 and McKinney Falls about 10. Southpark Meadows is roughly 15 minutes for big-box errands, so plan on driving. Surface parking is free, carports are $50 and detached garages are $165 to $200 a month. Tip: ask which floor plans the special covers before you pick one, since it is select plans only.
- Worth a look if
- you want a newer community with quartz finishes, in-unit laundry, solar and trail access in master-planned Easton Park, and can use a 10-week special
- Look elsewhere if
- you want an all-in price close to base rent, or a short commute to central or north Austin
- The catch
- About $149/mo in mandatory fees (internet, trash, amenity and others) plus usage-based utilities go on top of base rent, and garages cost $165-$200/mo. Easton Park is a car-dependent suburb about 20 minutes from downtown.
