My take on Strata
Down on Bluff Springs Road near Onion Creek, about 7 minutes from Southpark Meadows, RPM Living runs this 322-home gated garden community built in 2024. The odd one out on the amenity list is a dedicated rock-climbing room. There is also a pool with a tanning ledge, a private yoga room and a coworking lounge with private work pods. Every home has a washer and dryer, smart locks and gigabit internet, with two interior finish options and fenced yards on select ground-floor homes.
Base rents run $1,109 to $1,249 for studios, $1,359 to $1,814 for one-bedrooms and $1,809 to $2,164 for two-bedrooms. With up to 10 weeks free on a 12-month lease, a $1,109 studio nets about $896 a month and a $1,359 one-bedroom about $1,098. Lease terms for the special aren't stated, so confirm. The fee picture is unusual: the site's total adds just $1.01, but the fee guide lists $25 doorstep trash, a $10 amenity fee and pest charges labeled optional. I'd want a written all-in quote before signing.
Downtown is about 18 minutes, the airport about 15 and the Domain about 30, so this works best for commutes that stay south or east. I-35 at William Cannon is 5 minutes, and Onion Creek Metro Park is about 5. There is nothing much to walk to. Tip: ask whether the fee guide's $45 washer and dryer rental applies, since every home already has one.

- you want new construction with in-unit laundry, a rock-climbing room and coworking pods, at some of the lower rents in this list (studios from about $1,109), near Southpark Meadows and I-35
- Look elsewhere if
- you need 3 bedrooms (none offered), want walkability, or have a short commute north of downtown
- The catch
- It's a three-story garden community in a car-dependent part of far Southeast Austin, so there's nothing much to walk to. The fee guide is confusing (trash, amenity and pest fees are labeled optional), so get a written all-in quote before signing.
