My take on The Sondery

Off Willow Creek Drive, between East Riverside and Oltorf, The Sondery is a 2024 elevator building with a gated garage and air-conditioned breezeways. The rooftop pool looks back at the downtown skyline, which is the headline. Inside, the floor plans list granite counters with tiled backsplash, soft-close cabinets, wood-style floors, smart locks and a washer and dryer in every home, with 12-foot ceilings in select units. Homes run small: studios start at 468 square feet and one-bedrooms at 525.

Base rents start at $1,334 for a studio, $1,434 for a one-bedroom and $2,184 for a two-bedroom. The site advertises up to 10 weeks free, so a $1,334 studio on a 12-month lease nets about $1,077 a month. Then add at least $48 a month in required fees for amenities, common-area utilities, trash and city charges, plus submetered water, sewer and electric. Garage parking cost is not published. There are also SMART Housing units at 60% and 80% of median family income, with one-bedrooms listed around $1,278 to $1,303; eligibility depends on household income limits, and I can check yours.

Downtown is about 10 minutes by car, UT about 12 and the airport about 12. Bus routes, including UT shuttle lines, are about a 3-minute walk, and H-E-B on Riverside is 4 minutes away. The one review I found mentions noise from a nearby nightclub. Tip: tour on a weekend evening and ask for a unit facing away from that side.

Worth a look if: you want a rooftop pool with downtown views, an elevator building and quick access to downtown and the Riverside bus lines, with a 10-week special or a 60/80% MFI affordable unit
Look elsewhere if: you need a lot of square footage, a 3-bedroom (none listed as available), or a quiet street
The catch: Units run small (studios from 468 sq ft, one-bedrooms 525-725 sq ft), and on top of roughly $48+/mo in required fees you pay submetered water/sewer and electric. The only review found complains about pests and noise from a nearby nightclub.
