My take on Cedar Heights
Off East Ben White in Montopolis, about 10 minutes from the airport, Cedar Heights is a 2025 Richman community next door to its sister property, Carson Crossing. Every building has elevators, which is uncommon out here. Homes come with granite, 42-inch upper cabinets, plank floors throughout, a front-load washer and dryer and smart locks. The amenities lean active: double pickleball courts, a bocce court, a spin and yoga studio, a covered turf yoga lawn and outdoor billiards on the veranda.
Starting base rents are $1,380 for a one-bedroom, $1,665 for a two and $1,999 for a three. Up to 10 weeks free brings the $1,380 one-bedroom to about $1,115 a month on a 12-month lease. Add $75 in fixed monthly fees for valet trash, bill-back and billing charges, plus water and sewer by usage, and it lands near $1,190 before electric. The application fee is $25 right now, and deposits are low, $150 to $350 plus a $150 fob deposit.
East Riverside's shops and H-E-B are about 8 minutes away, downtown about 14 and Tesla about 15. The area is car-dependent, and parking is a surface lot behind the gates. This property is market-rate, so if you need income-restricted rent, Carson Crossing next door is the one to ask about. Tip: the pet weight limit is listed as 50 lb in one place and 85 lb in another, so get it in writing if you have a big dog.
