My take on Residences at Rubi
Residences at Rubi is a small building, 101 homes in five stories, on Frontier Valley Drive in East Riverside. It is not in Cedar Park, whatever some listings say. It opened in 2025, Greystar runs it, and nearly every home is income-restricted at 30%, 50%, 70% or 120% of area median income. The building has elevators, which is not a given at this price. Homes have all-electric kitchens, a tile backsplash, plank floors and a washer and dryer. The amenities are basic: a pool, gym, grill area, coworking room and a bike park.
Income-restricted rents depend on household income limits, and I can check where you fall. Official base rents start at $925 for a studio at 50% and $1,450 for a two-bedroom at 70%. The 120% tier goes as high as $112,920 for one person, which covers more incomes than most programs. Market-rate homes are thin, with one 771-square-foot two-bedroom at $1,595. There is no special, so that is the price. Add $98.50 a month in required fees, which includes valet trash, and the two-bedroom totals $1,693.50 before utilities.
The airport is about 10 minutes, downtown about 12 and UT about 15, with Riverside shops about 5. Two-bedrooms are compact, with one bath. Housing Choice Vouchers are accepted. Tip: get your income documents together first, since restricted homes need verification and recertify every year.

- Nearly every floor plan is income-restricted, so market-rate availability is thin (one 2-bed listed on 2026-10-24), units are compact (2-beds are 771 sq ft with one bath) and the amenity set is basic; about $98.50/mo in required fees sits on top of rent.
