My take on Cypress Creek at Stoney Ridge
On Elroy Road in Del Valle, about 10 minutes from both the airport and Circuit of The Americas, this is a 2025 Bonner Carrington community with about 280 homes in four-story buildings. It is one of the few new places out here with four-bedroom plans, at 1,450 sq ft. Homes have granite counters, walk-in closets, oversized balconies and fenced yards on some ground-floor units. On site there is a pool with a tanning deck, a pickleball court, a dog park and pet spa, and EV chargers.
It is mixed-income, with market-rate homes plus income-qualified homes at 60% and 120% levels. The published ranges mix both, so the low numbers are likely restricted: one-bedrooms $1,200 to $1,448, two-bedrooms $1,250 to $2,125, three-bedrooms $1,604 to $2,006 and four-bedrooms $2,235 to $2,495. For the restricted homes, rent depends on household income limits, which I can check. The site advertises move-in specials without terms, so I would not count on a number yet. Fixed fees are only $15 a month for trash and pest control, plus water by usage.
Tesla is about 15 minutes away, McKinney Falls about 15 and downtown about 22. Shops nearby are thin, so you will drive for groceries. Covered carports are assigned at no charge right now. Homes have washer and dryer connections, not machines. Tip: co-signers and guarantors are not accepted, so you need to reach 2.5 times the rent on your own household income.
- Worth a look if
- you want a lower-cost 1-4 bedroom with very low fixed fees ($15/mo) and free covered parking, close to the airport, COTA and Tesla, and you may qualify for an income-restricted home
- Look elsewhere if
- you want a central location, walkable retail, or a home with a washer and dryer already included
- The catch
- It is in rural Del Valle with few services nearby, and a car is required. The published rent ranges mix income-restricted and market-rate prices, the move-in special is not spelled out, and in-unit laundry is connections only, with no washer/dryer included.
