My take on Carson Crossing
Carson Crossing is a 2025 community off Caseybridge Court near East Ben White and US-183, about 8 minutes from the airport, with its sister property Cedar Heights next door. Every home is income-restricted at 40%, 50% or 60% of area median income. What sets it apart is the cost structure: water, sewer, trash and pest control are included in rent, and the fee guide lists no monthly fee package. Homes have granite, wood-plank vinyl floors, a kitchen peninsula with USB outlets and 36-inch cabinets. There is a pool, a 24-hour gym and a gated entry.
Rents start at $924 for a one-bedroom at 40%, $1,176 at 50%, $1,406 for a two-bedroom and $1,617 for a three-bedroom. To qualify you need to earn at least 3x the rent and stay under the income limit, for example $56,460 for one person at 60%. I can check your eligibility. The special is up to 12 weeks free on select homes. On 12 months that takes the $924 one-bedroom to about $711 and the $1,406 two-bedroom to about $1,082. With no fee package, you only add electric.
East Riverside shops and H-E-B are about 8 minutes, downtown about 14 and South Congress about 15. You will need a car. Laundry is unclear: the site lists connections and an on-site laundry center, but its FAQ mentions washers and dryers. Tip: ask which one your unit has before you sign.
- Worth a look if
- you qualify for income-restricted housing and want a brand-new community with water, sewer, trash and pest included, no monthly fee package, and a short drive to the airport and downtown
- Look elsewhere if
- your income is above 60% AMI, or you want included washer/dryer machines and walkable retail
- The catch
- It's income-restricted, so household income has to be at or under the 40-60% AMI limits and also at least 3x the rent. The location off East Ben White is car-oriented, and the floorplans page lists washer/dryer connections (plus a laundry center) rather than included machines.
