My take on The Zenith

Burton Drive sits a block off East Riverside, and this four-story elevator building opened there in 2024. It is a small-format place: the priced homes are one-bedrooms of 590 to 612 square feet, with granite counters, stainless appliances, a washer and dryer in every home and walk-in closets. There is a resident lounge, a dog park and an EV charger, but no pool. A few homes are held for the Essential Living Program at 60% of area median income, and pricing for those depends on household income limits, which I can check.

Base rent runs $1,299 to $1,549. Those numbers come from ApartmentList totals on an 18-month term, minus the $190 a month in required fees from the property's fee sheet, so they need confirming. Up to 4 weeks free takes a $1,299 home to about $1,199 a month on a 12-month lease. Add the $190 for tech, valet trash, deposit-free living and the rest, and you are near $1,389 before utilities. Pay a regular deposit and the fee drops by $33.

Downtown is about 8 minutes, UT about 12 and the airport about 10 by car. Riverside restaurants and the bus lines on Riverside are a 5-minute walk, and Lady Bird Lake's trail is about 5 minutes away by car. Parking is the open question: listings disagree on whether there is a garage, and the fee sheet only shows $75 reserved spaces. Ask about it first on a tour.

Worth a look if: you want a small, newer elevator building in walkable East Riverside about 10 minutes from downtown and the airport, at a lower base rent
Look elsewhere if: you need 2+ bedrooms, a pool or resort amenities, or a garage, or you want low fees on top of rent
The catch: Floorplans are small (590-612 sq ft 1-beds) and $190/mo of required fees sits on top of base rent, so a $1,299 base works out to about $1,489 a month before utilities. There's no pool or garage.
