My take on Foxtail by Banyan
No shared hallways and no neighbors above or below. Foxtail is roughly 107 small two-home buildings on a 20-acre site off East Braker Lane near Dessau, and each home has an enclosed private yard. Greystar is leasing up its 214 homes after a 2026 finish, from one-bedrooms to 1,446 sq ft three-beds. Homes have quartz, plank floors, smart home tech and a washer and dryer. There is a pool with cabanas, a fireside lounge, an outdoor kitchen, a hammock area and a playground.
The only market-rate price posted was a one-bedroom at $1,599, while market two- and three-bedrooms said contact us. Up to 10 weeks free brings that one-bedroom to about $1,292 a month on a 12-month lease. Then add $178 in fixed fees: $75 internet, $35 trash, $30 landscaping, a $25 amenity fee and admin charges. That is about $1,470 before electric and water. Income-restricted homes at 60%, 80% and 120% of median income start at $1,550, and those depend on household income limits, which I can check.
Dessau Road groceries are about 4 minutes away, the Copperfield Nature Trail about 5 and Tech Ridge about 10. The Domain is about 13 minutes and downtown about 18. Covered parking is $40 a month. A couple of early reviews mention AC drainage and fixture issues. Tip: on the tour, run the faucets and look in the AC closet of the home you would actually get.
- Worth a look if
- you want a cottage-style home with its own fenced yard and no shared walls above or below, on the Dessau/Braker side of Northeast Austin, and can use the lease-up special
- Look elsewhere if
- you want a mid-rise with a garage or structured parking, an all-in price close to base rent, or an established property with a long review history
- The catch
- A fixed $178/mo in required fees (internet, trash, landscaping, amenity, etc.) sits on top of base rent before utilities, and market-rate 2- and 3-bedroom homes were not available online on the research date; most open homes are income-restricted tiers.
