My take on Paseo
At the foot of Rainey Street, about a 4-minute walk from the Lady Bird Lake trail, Paseo is a 48-story tower from 2025, still in lease-up, with about 498 homes and a boutique hotel on floors 14 to 17. The amenity list is long: a rooftop pool and hot tub on 48, a 12th-floor pool deck with bar service, a spa with a cedar barrel sauna, cold plunge and red light therapy, and a two-story gym with reformers. Homes list Italian cabinetry, ribbed tile backsplash, black fixtures, Google Fiber and a full-size washer and dryer. Studios are small, around 420 square feet.
Base rents start at $2,824 for a studio, $3,024 for a one-bedroom and $4,439 for a two-bedroom, with penthouses up to $30,000. The special is 10 weeks free on select units for a 14 to 16 month lease, applied in months 2 and 3, if you move in by October 31 and apply within 48 hours of touring. On a 14-month lease the studio nets about $2,359 a month. Then add $256 a month in required fees for internet, amenities, pest control and boiler service, plus utilities and insurance. Parking is $150 to $350 a month. SMART Housing homes at 80% MFI exist; eligibility depends on household income, and I can check.
Downtown is about 3 minutes and the airport about 15. Rainey's bars mean weekend noise. Tip: there is no guest parking.

- Look elsewhere if
- you need free or cheap parking, want a quiet street, or want all-in costs close to the advertised base rent
- The catch
- Rents start near $2,800 for a ~420 sq ft studio, about $256/mo in required fees sit on top, and parking is extra ($150-$350/mo) with no guest parking. Rainey Street nightlife means weekend crowds and noise at street level.
