My take on 415 Colorado
A block off 2nd Street in the Warehouse District, 415 Colorado is a 47-story tower that opened in 2025 with 328 homes above office floors and a Swedish Hill bakery on the ground level. The pool sits on the 19th floor with a bar, and the sky lounge is on the 46th. Homes list floor-to-ceiling windows, ceilings over 10 feet, 8-foot doors, gas cooktops, wine fridges outside the studios and a full-size washer and dryer. Nearly every unit has a balcony, and there is a 24/7 concierge.
Starting prices are $2,455 for a studio, $3,499 for a one-bedroom and $5,119 for a two-bedroom, with penthouses going past $13,000. The site does not say whether those are base or total prices. Up to 8 weeks free brings a $2,455 studio to about $2,077 a month on a 12-month lease, but one listing mentions 13 to 18 month terms, so confirm which qualify. The fee package is not published, and garage parking is reported at $150 a month by a third-party site. The $300 application fee also comes from a third party.
Lady Bird Lake and the Congress Avenue Bridge are about a 6-minute walk, Republic Square and the bus hub about 4, and UT is about 8 minutes by car. One review mentions nightlife noise and a pool that gets little sun. Tip: many plans show a waitlist, so ask which ones you can actually lease now.
- Worth a look if
- you want a new Warehouse District tower with concierge, gas kitchens, wine fridges and a 46th-floor sky lounge, a short walk from 2nd Street and the lake
- Look elsewhere if
- you want transparent all-in pricing, a quiet block, or rent under about $2,400
- The catch
- Pricing is high (studios from about $2,455, two-bedrooms mostly $5,100+), parking is extra, and the official site does not publish its monthly fee package. A Warehouse District address brings nightlife noise.
