My take on 700 River
Forty-three stories at the foot of Rainey Street, about a 2-minute walk from the Lady Bird Lake trail, this 377-home Greystar tower was completed in early 2025 and is still in lease-up. The homes have floor-to-ceiling windows, 10 to 12-foot ceilings, hardwood floors, Italian cabinetry, slab stone counters and Bosch gas ranges. The building runs like a hotel: 24-hour concierge with in-unit package delivery, a spa with steam, sauna and cold plunges, a heated and chilled infinity pool, a 43rd-floor sky lounge, two guest suites and a 24-hour market.
Base rents start at $2,516 for a studio and $3,240 for a one-bedroom, with two-bedrooms from $5,183 and penthouses past $16,000. These are priced on 13 to 18-month terms. ApartmentList shows up to 10 weeks free on select plans, but the official site lists no special, so confirm it. If it applies on a 15-month lease, a $3,240 one-bedroom nets about $2,742. Then add at least $257.52 a month in required fees, up to $382.52 depending on the unit. Parking is extra, at $175 to $550 a month per a third-party listing.
Rainey bars are a 3-minute walk, the Convention Center about 10, and UT about 8 minutes by car. The trade-off is noise, since Rainey Street nightlife is right outside. Groceries mean an 8-minute drive to Whole Foods or Trader Joe's. Tip: ask to see a home on the side facing away from Rainey, and visit on a Friday night.

- you want a full-service tower on Lady Bird Lake with a spa, concierge and walkable access to Rainey Street and the trail
- Look elsewhere if
- you want an all-in rent close to the advertised base rate, included parking, or a quieter street
- The catch
- Among the most expensive rentals in Austin, and roughly $258-$383/mo in mandatory fees plus parking sit on top of base rent. Rainey Street nightlife is right outside.
