My take on The Nelson
South of Slaughter Lane on the I-35 frontage road, four minutes from Southpark Meadows, this 2024 community has more design in the shared spaces than most in this part of town. The tour opens in a lobby with a green fluted wall, wood slats and a coffee bar, then moves to a resident kitchen with green tile and stocked snack shelves. The two-story gym has tall windows over the courtyard. Outside, the pool sits beside a pergola and outdoor kitchen, with hammocks and Adirondack chairs. A rooftop sky deck, private garages and EV chargers round it out.
Base rents start at $1,174 for a studio, $1,314 for a one-bedroom, $1,899 for a two-bedroom and $2,549 for a three-bedroom. The official site shows no special right now, so base rent is what you pay each month. Every plan adds $141 in required fees, so a $1,174 studio is $1,315 before utilities and a $1,314 one-bedroom is $1,455. The fees aren't itemized online. Other listings hint at move-in specials but don't show them, so I ask the office directly.
Southpark Meadows is about 4 minutes, H-E-B on Slaughter about 8 and Mary Moore Searight park about 7. Downtown is about 20 minutes on I-35, and longer at rush hour. The frontage road location is the downside. Tip: ask for a home facing the courtyard, away from the highway side, and listen from the balcony.

- you want new construction with a rooftop deck, attached-garage option and some of the lower studio-to-3-bed rents in South Austin, with quick I-35 access south of Slaughter Lane
- Look elsewhere if
- you want a walkable neighborhood or a short commute to central or north Austin
- The catch
- It sits right on the southbound I-35 frontage road, so expect highway noise and I-35 traffic for anything north; plus about $141/mo in required fees on top of base rent.
