My take on Matador
Down South Congress near St. Elmo, at 5900 S Congress Ave, Matador is a 2025 community of 285 homes in a 5-story building with a covered garage. The tour opens in a clubhouse with a terracotta ceiling, a cluster of globe pendants and dark paneled walls, and moves through a gym with a full Smith machine rack. Inside the homes, the video shows wood-look plank floors, double-door hall closets, a walk-in closet with wire shelving and a bath with gray cabinets and a black-framed mirror. Quartz counters and a Whirlpool washer and dryer are standard.
Every home is income-restricted, with tiers at 50%, 60%, 70% and 120% of median family income. At 60%, the cap is $56,460 for one person. Your rent depends on household income limits, and I can check where you land. One-bedrooms run $1,210 to $1,351 and two-bedrooms $1,436 to $1,556 on 12-month leases, plus $50 a month in required fees and usage-based utilities. There are no free weeks. Apply within 48 hours of touring and you get a $500 credit on the first full month, which works out to about $42 a month over a year. The 120% tier costs close to nearby market-rate units.
St. Elmo's breweries are about 5 minutes away, SoCo shops about 8 and downtown about 12. A bus stop on South Congress is a 2-minute walk. Tip: occupancy is reported near 99%, so bring income documents to the tour.
- Worth a look if
- you qualify under the MFI limits and want a brand-new South Congress-corridor community with in-unit laundry, a garage and no dog breed restrictions
- Look elsewhere if
- your household income is above the 120% MFI limit, you need 3+ bedrooms, or you want a large move-in special
- The catch
- Every home is income-restricted, so your household income must fall under the MFI cap for the unit tier, and the upper 120% MFI tier costs nearly as much as nearby market-rate units. Only 1- and 2-bedroom plans, and few units available at a time (99% occupancy reported).
