My take on The Mia
Greystar's 345-home garden community on Tandem Boulevard opened in 2024 just off Wells Branch Parkway, and it leans hard on shared space. The gym is two levels and about 4,000 square feet, with a separate yoga and Pilates studio. There is also a pickleball court, a 22-foot outdoor movie wall, a content creation studio and co-working lounges. Inside, the homes get honed quartz, wood-look floors and full-size washers and dryers, in layouts from a 492 square foot studio up to a 1,526 square foot three-bedroom.
Base rents start at $1,543 for a studio, $1,799 for a one-bedroom and $2,819 for a two-bedroom. Those are limited-time rents on 15 to 16-month leases, so a 12-month quote will likely be higher. The special is up to 12 weeks free on select homes. On a 15-month lease, a $1,799 one-bedroom nets about $1,467 a month. Then add $136.95 in required fees, about $25 of which the sources don't itemize, and the real figure lands near $1,604 plus utilities.
The Domain is about 12 minutes away, Parmer Lane employers about 8, downtown about 22, and the shops along I-35 and Wells Branch Parkway about 5. It is a driving location. Garages are available but the price isn't published, and neither are pet fees. Tip: ask for the garage and pet costs in writing with your quote, because they change the comparison.
- Worth a look if
- you want a newer build with a two-level gym, Pilates studio and content studio in Wells Branch, with easy I-35 and Parmer access, and can take advantage of the lease-up special
- Look elsewhere if
- you want an all-in rent close to the advertised base rate, or larger 2-3 bedroom homes at a lower price point
- The catch
- Roughly $137/mo in required fees sits on top of base rent, and 2- and 3-bedroom rents are high for Wells Branch; as a recent lease-up it has limited review history.
