My take on Magnolia Scofield Ridge
Up at Parmer Lane and MoPac, this is a small gated community, 158 homes built in 2024, about 5 minutes from the Apple campus. Finishes include a 19-bottle wine chiller, 3cm granite, soaking tubs with tile surrounds, and ecobee thermostats. The video shows marble-look tile around the tub, black-framed mirrors over speckled granite vanities, and a clubroom with exposed ductwork and tall windows.
Studios start at $1,199 and one-bedrooms at $1,590, both 12-month base rents. ApartmentList shows up to 10 weeks free, but that post dates to January and the official site says call for specials, so treat it as unconfirmed. If it holds on a 12-month lease, a $1,199 studio nets about $968, and the required $89 a month ($70 convenience fee plus $19 asset protection) brings it to about $1,057. Without the special, that studio is $1,288 a month. Covered parking is $75 more if you want it.
It works if your day is north. The Domain is about 10 minutes away and Howard Station on the Red Line is a 6-minute drive. Downtown is about 25 minutes and UT about 22, so a daily trip south adds up. You will drive for groceries and dinner. Tip: the income test here is 2.5x rent instead of the usual 3x, but get the special confirmed in writing before you pay the $75 application fee.

- you want a small, gated, newer community with studios from about $1,200 near the Parmer Lane tech campuses and MoPac
- Look elsewhere if
- you want to walk to restaurants, or you commute downtown or to UT every day
- The catch
- A required $89/mo add-on (convenience fee + asset protection) comes on top of base rent, covered parking is another $75, and getting downtown from Parmer & MoPac is a long drive.
