My take on The Amber

Samsung's East Parmer campus is about 6 minutes away, and the SH 130 ramp about 4. This 2025 Greystar community on East Parmer Lane in Harris Branch is still leasing up. It is mixed-income, with an income-restricted version of each floor plan alongside the market-rate homes. Inside you get quartz, front-load laundry, soft-close cabinets, rain showers and built-in mudroom shelving. The grounds have a two-tier pool with a tanning ledge, an outdoor fitness pavilion, pickleball and bocce, a hammock park and a sky lounge.

Market-rate base rents start at $1,431 for a one-bedroom and $2,059 for the one priced two-bedroom. No market three-bedrooms were open. The income-restricted plans list one-bedrooms at $1,224 to $1,304, two-bedrooms at $1,699 to $1,775 and a three-bedroom at $2,424. Those depend on household income limits, which I can check. The special is up to 10 weeks free with a minimum lease term. On 12 months, a $1,431 one-bedroom nets about $1,156. Add $138 in required fees and it is about $1,294 before utilities.

Tech Ridge is about 12 minutes, the Domain about 17 and downtown about 22. Walnut Creek Metropolitan Park is about 13 minutes and Pioneer Farms about 8. Errands mean driving. Covered spaces are $75 a month and detached garages $200. Tip: ask what minimum lease term the 10 weeks requires before you compare quotes.

Worth a look if: you want new construction with a pool, pickleball and co-working lounge near the Samsung/East Parmer employment corridor and SH 130, and can take advantage of up to 10 weeks free
Look elsewhere if: you need walkable shops and transit, or want a garage included in the rent
The catch: Required fees add $138/mo to base rent before utilities, garages cost $200/mo, and the location on far East Parmer means driving for most errands and commutes.
