My take on The Everett

Up RM 620 near Plaza Volente, a few minutes from Four Points, The Everett opened in 2024 with 376 homes in three-story buildings, some with elevators. CWS manages it, same as The Wyatt, and the finish list is similar: 10 to 13-foot ceilings, gas stoves, a front-loading washer and dryer, a built-in wine rack and a smart lock. There are two pools with in-water sundecks, a separate fitness building with a spin room, detached garages and private fenced yards on select homes.

Market rents start at $1,369 for a one-bedroom, $2,040 for a two-bedroom and $2,685 for the three-bedroom, which is waitlist only. The special, posted on a third-party site, is up to 10 weeks free plus up to a $1,500 gift card, varying by floor plan. On 12 months the $1,369 one-bedroom nets about $1,106. Required monthly fees are not published anywhere I found, so add those once I get them. Income-restricted homes at 60% and 80% of median income are listed at $1,319 to $2,610. Whether you qualify depends on household income limits, which I can check.

H-E-B at Plaza Volente is about 3 minutes, Lakeline about 12 and Lake Travis about 15. Downtown is about 30 minutes and RM 620 backs up at rush hour. Reviews praise the grounds and mention noise between units. Tip: ask for a top-floor or end unit if sound matters to you.

Worth a look if: you want new garden-style construction with private fenced yards, detached garage options and no pet weight limit near Four Points and Lake Travis
Look elsewhere if: you commute daily to downtown or UT, or want a walkable urban setting
The catch: A long drive from downtown and central Austin along congested RM 620, and monthly required fees are not published, so the all-in cost is unclear.
