My take on The Darby
Off Hill Lane in Manor, near Shadowglen and east of Pflugerville, The Darby is a gated 2024 community with 326 apartments and 24 townhomes. The tour opens in the clubhouse, which has a vaulted ceiling with dark wood beams, two big ring chandeliers, white stone columns and a coffee bar with a black island. There are private office pods off the lounge. Outside, the video shows two pickleball courts under a stone retaining wall and three-story buildings in gray, black and white stone. Homes have granite, subway tile, LVT floors and a washer and dryer.
Base rents on 12-month terms start at $1,164 for a one-bedroom and $1,393 for a two-bedroom. The 1,350-square-foot three-bedroom apartment runs $2,027 to $2,131, and the 1,618-square-foot townhome with an attached two-car garage runs $2,131 to $2,246. With 10 weeks free on select homes, the $1,164 one-bedroom nets about $940 and the townhome about $1,721. The site advertises total pricing but lists no fees. A third-party listing shows trash charges of about $60, and managed Wi-Fi likely adds more, so the all-in number needs confirming.
Shadowglen Golf Club is about 5 minutes and the US-290 and SH-130 interchange about 6. Downtown, the Domain and the airport are each about 25 minutes by car. Pets top out at 60 pounds. Tip: ask which homes the 10 weeks covers, because the townhomes are where it saves the most.

- you want a newer gated garden community with pickleball, bocce and an attached-garage townhome option at rents well below central Austin, and you are fine commuting by car on US-290 or SH-130
- Look elsewhere if
- you want walkable shops and restaurants or a short commute into central Austin

- It is a 25-minute drive to downtown, the Domain or the airport, and the official site does not itemize its required monthly fees (trash charges and managed Wi-Fi are likely extra), so check the total monthly price before you sign.
