My take on Bridge at Speyside
Out in Harris Branch, off Boyce Lane in the Manor ISD side of Northeast Austin, this 2024 garden community used to be called The Park at Speyside. It mixes market-rate homes with income-restricted ones. Homes have white quartz, two-tone cabinets, 9-foot ceilings and a full-size washer and dryer. Some have fenced yards, and select second-floor homes have built-in desks. The amenity list is unusual: a vinyl record room, a video game room, Tesla chargers and a dog park under old oaks. There is no pet rent and no breed restriction.
Market base rents start at $957 for a studio, $1,043 for a one-bedroom and $1,463 for a two-bedroom, and those are 15-month prices. A required $100 a month covers WiFi, valet trash and pest. Up to 12 weeks free spread over 15 months takes the $1,043 one-bedroom to about $850, so about $950 with the package. Water is sub-metered on top. The income-restricted homes at 60% and 80% of median income run $901 to $1,501 base. Whether you qualify depends on household income limits, and I can check that for you.
Harris Branch shops are about 5 minutes, SH-130 about 6 and the Domain about 20. Downtown is about 22, so this works best if your job is north or east. Free surface parking is unassigned. Tip: price the same unit at 12 and 15 months, since the special is prorated either way.
