My take on The Bower

Just north of Wells Branch Parkway, off Dessau Road and Olympic Drive, The Bower opened in May 2025 and is still in lease-up. It is a Greystar garden community with one- to three-bedroom homes, a pool, a Peloton gym, a pickleball court, two pet parks, a community market and coworking with private offices. The floor plans list quartz counters, kitchen islands, Whirlpool stainless appliances and plank floors throughout. A full-size washer and dryer and a built-in desk nook are only in select homes, so check the plan. There are no studios.

Base rents start at $1,370 for a one-bedroom, $1,815 for a two-bedroom and $2,370 for a three-bedroom. ApartmentList shows up to 10 weeks free plus a gift card, which the official site does not confirm, so I check it. If it holds, the $1,370 one-bedroom nets about $1,107 a month on a 12-month lease. The fees are the good news: about $34 a month for doorstep trash, pest control and admin charges, among the lowest I see on new construction. Add usage-based utilities, renters insurance and a detached garage if you want one, priced on request.

Shopping on Wells Branch and Dessau is about 4 minutes away, Tech Ridge about 8 and the Domain about 15. Downtown is about 25 minutes off-peak. Tip: ask for the pet policy in writing, since fees and limits are not published.

Worth a look if: you want new construction with low required fees, a Peloton gym and private co-working offices, priced well below central Austin, just north of Wells Branch
Look elsewhere if: you need a studio, a guaranteed full-size washer/dryer, or a short commute to downtown
The catch: Only about $34/mo in required fees, but garage and pet costs aren't published and full-size washer/dryers are only in select homes; no studios offered.
