What you'd really pay

Free weeks are usually credited in the first month or two, but compare buildings on what they are worth spread over the lease. Slide the special and the lease length to see that number.

My take on The Bouldin

Walkable restaurants are the point at 1401 South Lamar. Odd Duck, Uchi, Ramen Tatsu-ya and Matt's El Rancho are all about a 5-minute walk. Greystar finished this 309-home building in 2025 along Bouldin Creek, with two infinity pool areas, a pickleball court and two dog runs over the creek, a fifth-floor lounge facing downtown, and a fitness studio with a Pilates reformer. Inside, homes have gas ranges, 8-foot doors, floor-to-ceiling bath tile with shower benches and a full-size washer and dryer.

This is the expensive end of my list. Studios start at $2,231, one-bedrooms at $2,463 and the priced two-bedroom at $3,811. There is no special, so base rent is what you pay before fees. Fixed fees add $169 a month, covering $75 internet, a required $50 garage spot, trash and admin charges. That makes a $2,463 one-bedroom $2,632 before gas, electric and water. A second car is another $50. A few SMART Housing studios are listed at $1,311 base for households under the income limits, which I can check.

Downtown is about 7 minutes by car, Zilker and Barton Springs about 6, and the Lady Bird Lake trail about 5. UT is about 12. South Lamar is a busy road and one review mentions thin walls, so ask for a home off the street side. Tip: since there is no special, ask whether a longer lease term lowers the base rent on the unit you want.

Worth a look if
you want brand-new South Lamar construction a few minutes from downtown, with infinity pools, pickleball and walkable restaurants
Look elsewhere if
you need a lower total monthly cost, a 3-bedroom, or a large-breed dog on the restricted list
The catch
It's expensive for a non-downtown address: 1-bed base rents start near $2,463, and $169/mo of fixed fees (internet, required $50 garage parking, trash and so on) come on top, with no published special as of today.
