My take on Park South
Every home in this 2025 mid-rise on Onion Creek Parkway is income-restricted, which is the first thing to know. It has 280 homes over five stories, gated with elevators and a covered parking garage with EV charging. In the tour, the pool sits in an interior courtyard ringed by balconies and has a pool lift. A second courtyard has a fire table and the bocce court. The one-bedroom shown has wood-look plank floors, a ceiling fan and a walk-in closet off the bedroom. Quartz counters, farmhouse sinks and a washer and dryer come standard.
Rents are set by income tier, from 50% up to 100% of median family income, so what you pay depends on your household's income and size. I can check that for you. The posted 12-month base rents are $1,070 to $1,245 for one-bedrooms and $1,430 for the one priced two-bedroom. Fees are light: the site's total adds just $45 a month, so a $1,070 home is about $1,115 before utilities. There is no weeks-free special. The only offer is $500 off if you apply within 48 hours of touring.
This is far south Austin, with I-35 about 3 minutes away and Southpark Meadows about 8. Downtown is about 20 minutes and the Domain about 32. Tip: bring proof of all household income to the tour so you can apply within the 48-hour window and get the $500.
- Worth a look if
- you qualify under the MFI limits and want new construction with in-unit laundry, garage parking and a pool at rents well below nearby market-rate communities
- Look elsewhere if
- your income is above the 100% MFI limit, you need 3+ bedrooms, or you want to be close to central Austin without commuting on I-35
- The catch
- All homes are income-restricted, so you must qualify under the MFI cap for the unit's tier, and the location is far south near I-35, so most trips into central Austin mean a drive on a congested corridor. Availability shown was limited to a handful of 1-beds and one 2-bed plan.
