My take on Bridge at Estancia
Down at the southern edge of Austin, near where I-35 meets SH-45, Bridge at Estancia opened in November 2024 with 318 homes on 15 acres. It is two 4-story buildings and two 3-story walk-ups around a pool, playgrounds and a 2-level garage, with the Estancia Hill Country trails a 2-minute walk away. The floor plans list quartz counters, kitchen islands, 9-foot ceilings, walk-in closets and a patio or balcony with a storage closet. What stands out is the range: one to four bedrooms, which is rare for new construction down here.
The whole community is income-restricted under the housing tax credit program at up to 60% of area median income. For one person that limit is $56,460, for four it is $80,640. Your eligibility depends on household size and income, and I can check it. Listed rents are $1,049 for a one-bedroom, $1,175 for a two-bedroom, $1,139 for a three and $1,439 for a four. Move in by October 31 and select homes get 8 weeks free, which brings a $1,049 one-bedroom to about $888 a month on a 12-month lease. Monthly fees are not published, so ask for the breakdown.
Southpark Meadows is about 8 minutes away and downtown about 22 without traffic, longer at rush hour. Homes have washer and dryer connections, not machines. Tip: open units go to the waitlist first, so get on it early.

- you qualify at 60% AMI and want a newer community with 1-4 bedroom options, very low deposits and a garage, near Southpark Meadows and SH-45
- Look elsewhere if
- your income is above the 60% AMI limit, you want in-unit laundry machines included, or you need a short commute to central Austin
- The catch
- It is income-restricted at 60% AMI, so higher-earning households cannot qualify, units go to the waitlist first, and homes have washer/dryer connections rather than included machines. The location at the far southern edge of Austin means a long I-35 commute to central Austin.
