My take on Daffan Flats
Daffan Flats is a 247-home tax-credit community from 2025 on Daffan Lane, out near Decker and SH-130. Plans run from a 750 sq ft one-bedroom to four-bedrooms of up to about 1,450 sq ft, and every home has a washer and dryer, granite counters and stainless appliances. The four-story buildings have elevators, and there's a pool, a gym, a dog park and gated access.
Every home is LIHTC income-restricted at 30% or 60% of area median income, so rent depends on household income limits, and you recertify each year. The property doesn't post rents. Third-party listings show about $1,099 to $1,149 for a one-bedroom, $1,309 to $1,399 for a two, $1,599 to $1,699 for a three and $1,909 for a four, not confirmed as of today. I couldn't verify a current special, and the last one I found expired in May 2026, so plan on full rent. Water, sewer and trash are included, and the required add-on is $50 a month for Wi-Fi and cable.
Location is the tradeoff. It's about 22 minutes to downtown and 18 to the airport outside rush hour, with no transit nearby, so you drive for everything. Reviews mention unfinished details at move-in and strict visitor towing. Send me your household size and income first, and I'll check the limits before we set a tour.
