My take on Vantage at McKinney Falls
Far southeast Austin, on McKinney Falls Parkway about 6 minutes from the state park, is where you find some of the lowest new-construction rents in the city. Vantage opened in 2024 with 288 homes in three-story garden buildings behind a gate. Homes have 9-foot ceilings, a washer and dryer, an all-electric kitchen with a glass backsplash, and walk-in closets and pantries. Select ground-floor homes get a fenced yard, and the property has two dog parks.
One-bedrooms start at $1,125, two-bedrooms at $1,475 and three-bedrooms at $1,925 on the official site. The special is up to 10 weeks free on select floor plans. On a 12-month lease that takes a $1,125 one-bedroom to about $909 a month and a $1,925 three-bedroom to about $1,555. The catch is fees: the official site does not publish a required monthly total. A third-party listing shows about $35 a month for valet trash and $25 for an optional covered spot, so budget at least $35 on top until I confirm the full list.
The airport is about 12 minutes away, downtown about 18 and UT about 20, but the Domain is a 30-minute drive and nothing is walkable. H-E-B at William Cannon is about 6 minutes by car. If your work is south or east, the drive is easy. Tip: ask which floor plans the 10 weeks actually covers before you pick a unit, because it is select plans only.

- you want brand-new construction at some of the lowest base rents in Austin, with an up-to-10-weeks-free special, easy airport and SH-71 access, and a 3-bedroom under $2,000
- Look elsewhere if
- you want walkability, a short commute to the Domain or north Austin, or a mid-rise with structured parking
- The catch
- It's a car-dependent garden community in the far southeast, a long drive from north Austin job centers, and the official site doesn't publish its monthly fees (third-party listings show about $35/mo valet trash).
