My take on Enclave Creedmoor
South of the city line in Creedmoor, off FM 1327, Enclave Creedmoor is a gated 2025 community of about 324 homes, still leasing up. It is built around an 8,575 square foot clubhouse with a coffee bar, plus a pool, a dog park with an agility course, two playgrounds and EV charging. Every home lists quartz counters, stainless appliances, a full-size washer and dryer and a private patio or balcony. Water and sewer are paid by the owner, which is uncommon and worth real money each month.
The whole property is income-restricted under the housing tax credit program, with set-asides at 30%, 40%, 50% and 60% of median family income. At 60%, the cap is $56,460 for one person and $64,560 for two, and you recertify every year. Your rent depends on household income limits, and I can check eligibility. One-bedrooms start at $1,191, two-bedrooms at $1,354 and three-bedrooms at $1,614. The special is 4 weeks free on the 50% and 60% units, which brings the one-bedroom to about $1,099 on a 12-month lease. No required monthly fee package is published, which is not the same as confirmed zero.
Buda's H-E-B Plus is about 12 minutes away, the airport about 18 and downtown about 25. Walk Score is about 13. Tip: dogs are capped at 40 pounds with breed rules, so check yours first.
- Worth a look if
- you qualify for income-restricted housing and want a brand-new home with quartz counters, in-unit laundry and owner-paid water/sewer at roughly $1,200-$1,600, with quick access to SH-45, Buda and the airport
- Look elsewhere if
- your income is above the 60% MFI limits, you have a dog over 40 lb, or you want walkable shops and restaurants nearby
- The catch
- It is a true income-restricted LIHTC community, so you must qualify under the income caps and recertify every year, and the location in rural Creedmoor is car-dependent (Walk Score about 13) and a 25+ minute drive to downtown. Strict pet rules too: 40 lb dog limit plus breed restrictions.
